Employment History
We like to see at least 6 months of employment with your current employer. We do understand that there may be cases where this may not be feasible, due to a recent move, landing a new job, etc. Therefore we are also willing to look at your previous employment history for consideration.
Income
We require a tenant to earn an monthly gross income (before taxes) of 2X or higher per month then their monthly rent. For example, if your monthly rent is $700 dollars than your monthly income should be at least $1,400.00 (700 x 2=1,400)
Rental History
We want to ensure your rental history is good. Some things that we look at are: on-time payments, completion of lease obligations and care of property. A valid rental history is a written lease agreement of at least 6 months or greater.
Credit Check
A credit score of 630 or higher is ideal. However, if yours is below 630 and all other areas are good, we still may be able to work with you, but you may be required to pay a higher deposit. Deposits starts at $500.
Background Check
We like to see a clean criminal background. We are more lenient towards less serious offenses and towards those who disclose their criminal background within the application process.
